I help people in other countries buy property in Peru. A small lot, in the right town, can start around a few thousand dollars. A house, an apartment, or a large piece of forest or farmland is the same careful work at another scale. You can hold land and build later. You can sell later. Neither is a promise that the price will rise.

Three ways people arrive

You want to live there

Retirement, a long stay, or a base for part of the year. The first job is the climate, the hospital, and whether you can stand the daily noise. The listing comes after that.

You want to hold, and build later

Land can sit while you decide. Building, a water tank, a roof, and a road are a second project. I will not pretend the empty lot is the whole cost.

You care about the price

I have bought and sold for a profit by knowing local price ranges. That is experience, not a forecast. Resale is possible. It is not guaranteed. Values can fall.

Who is writing this

I was born in the United States. I later became a naturalized Peruvian citizen. I bought property here before that change, and again after it. I have lived in various parts of Peru. I know the climates, the food, and the ordinary pace of the place, not only the airport road.

I am not your lawyer, your notary, or your tax advisor. I do not present myself as a registered agente inmobiliario. I guide the process and I do the on-the-ground scouting. For the legal transaction I partner with an independent abogado and an independent notario.

I center the work on places I know well enough to walk. I cannot honestly scout every region of Peru in person. When another region is the right fit, a trusted local contact does the visit, and I stay on the file so the standard does not drop.

Budget, months in the country, heat, altitude, Spanish, internet, and whether you should rent first.

Lima, the north coast, Arequipa, Cusco and the Sacred Valley, the selva alta, Iquitos, Cajamarca, and the high cities.

Paper, then a notary

Title, who must sign, the 50 km border rule, and a purchase that can be registered.

Money, with eyes open

Closing costs, the banking trail, and the taxes you still owe at home. An illustrative calculator sits on that page.

After the keys

Caretaker check-ins, builders, utilities, and learning how to be a neighbor. Buying does not give you residency.
