A step-by-step timeline
These are ranges I treat as ordinary when people cooperate and the file is clean. A death in the title, a possession-only lot, or a seller who travels can blow past all of them. Nothing here is a promise of a closing date.

1. Intake and a written brief
Often a few days to two weeks
Budget, months in Peru, climate, and whether renting first is the real next step. The quiz can happen the same day. The form is the brief.

2. Search and a shortlist
A few weeks to a few months
Portals, signs, and conversations. Off-market takes longer and wastes less money. I say when a region needs a local contact instead of me.

3. Scouting
Several days on the ground for a focused trip
More than one hour of the day. A rainy-season check can be a separate trip weeks or months later. Remote video can happen inside this step when you are not here.

4. Documents
Often one to four weeks if the seller cooperates
Certificado literal, gravámenes, municipal parameters, who must sign, taxes owed. Succession and possession files are not “a few weeks.” They are a different project. Your lawyer reads them. I do not.

5. Arras or a separation agreement
Days, once the terms are agreed
Only after the conditions are written. A deposit in a chat is not this step.

6. Minuta and the notary’s calendar
Often days to a few weeks
The lawyer’s draft, then scheduling the escritura pública. Remote buyers add the poder here or earlier: consulate or apostille, which itself can take weeks.

7. Signing
A day, once the minuta is ready
Before the notary. You or your properly scoped attorney-in-fact. The notary is not your advocate.

8. SUNARP
Often several weeks, sometimes longer
Registration, and any observations the registry raises. You are not finished when the pen is capped.

9. Utilities, and the first month
Days to a couple of months
Accounts in your name, a caretaker if you are leaving, and the unglamorous list on the after page.
A clean urban purchase, after you have chosen the property, often lands around one to three months. I would not quote that range for rural land, an estate, or anything inside a doubtful border measurement.
