I walk the property, because photos are a speech.
Scouting is the work I most want you to hire. I go to the lot, or a trusted local contact goes when the region is not one I should pretend to cover, and you get a record of what is there. Not a mood. A record.
What you can see while it happens
Photos, video, and a drone pass when flying is legal and useful. A drone is a tool for boundaries and roofs, not a toy for a sunset. On a remote viewing, we do it live so you can say “turn left” and “open that cupboard.” Live video is a service of its own when you cannot be in the country this month. It is not a substitute for seeing the rainy season if the rainy season is when you will use the road.
Different hours, on purpose
I visit at more than one time. Weekday and weekend. Day and night. Dry season and, when it changes the decision, the rains. The surprises that upset buyers are ordinary: a discoteca, roosters, a church loudspeaker at dawn, and mototaxis that use the street as a route. None of those show up in a listing photographed at 11 a.m. on a Tuesday.
Neighbors know the plot
I talk to people who live there. The useful questions are dull. How long has this family been here. Was there a dispute. Does the street flood. Who actually sleeps in the house. Where does the water come from in August. Who is the seller, in the neighbor’s mouth, not only on the paper. Gossip is not evidence. A repeated, specific story is a reason to look harder.
The block around the lot
A surrounding-area note covers what is next door and what is planned: construction, a road project, a dump, a farm that sprays, a river that leaves its banks, the market, the pharmacy, the clinic, and the night bus. “Quiet” is sometimes “empty because the land behind you is about to be a warehouse.”
The building, if there is one
I look at cracks, humidity, mold, the roof, drainage, the water tank and the pressure, and the wiring. In the jungle I look for termites as a matter of course. I note whether the work looks engineered or like informal autoconstrucción. I am not a structural engineer. If the cracks or the hillside worry me, the next step is an engineer, not a prettier video.
The boundary
I compare what is on the ground with the plano and with the registry description. Walls wander. A path everyone uses may be someone else’s land. A corner that “everyone knows” is not a corner until the papers and the tape agree. For a rural parcel, access across a neighbor is part of this, not a detail for later. Where I will and will not pretend to be
I center scouting on places I know. If your search is somewhere I should not cover in person, I say so. A trusted local contact can do the walking, with the same list, and I stay responsible for what gets reported to you. I do not offer a personal visit to every region of Peru.
The fee depends on distance, how many properties, and whether we need a second season. It is quoted after intake. There is no rate card on this site. Video from a visit can also feed the journal later. That is a plan, not a channel you can click today.
